Ways to Give
Real Estate

Saint Louis University reviews potential gifts of real estate on an individual basis. In order to assist the University with its review, individuals must provide several items of information for the property.

These include:

  • address and description of the property
  • name(s) of the property owner(s)
  • estimate of the market value of the property
  • cost basis for the property
  • amount of any mortgage
  • lien or debt on the property
  • estimated annual income and expenses with the property
  • an opinion as to the marketability of the property
For gifts of real estate that are accepted by the University, donors must provide a qualified, written appraisal to the University in order to substantiate the value of the contribution for income tax purposes.

Gifts of Home or Farm with Retained Life Estate

Donors may want to consider a gift of their home (or farm) to Saint Louis University. The donor retains the right to live in the residence for the remainder of his or her lifetime after the property is deeded to the University. Normally, the donor continues to be responsible for upkeep, insurance and taxes associated with the property, while possibly receiving significant income and estate tax savings from the transfer.
